Floor by Floor at Harrison Road

Heights, loads and power by level at the eight-storey freehold strata food factory on Harrison Road.

Published

Harrison Food Building is a freehold, eight-storey strata food factory at 7 and 9 Harrison Road, in District 13, about five minutes' walk from Tai Seng MRT. Two adjoining six-storey buildings owned by the same developer, Powermatic Data Systems, were demolished to make way for it. The specification is not uniform from bottom to top, so it helps to read it level by level.

Level 1: canteen and mezzanine units

Level 1 holds three units: an industrial canteen at #01-01 and two larger mezzanine units, #01-02 Type A of about 231 square metres and #01-03 Type B of about 239 square metres. The floor height is 6.3 metres to allow for the mezzanine, the live load on the mezzanine is 7.5 kN per square metre, and the power supply is 125 amp for the units and 200 amp for the canteen. Loading bays sit at this level, so the ground floor is where vehicles and people first meet the building.

Levels 2 to 7: the production floors

The bulk of the building, 42 strata production units across Levels 2 to 8, sits above. On Levels 2 to 7 the floor height is 5 metres, the power supply is 100 amp and the live load for production is 12.5 kN per square metre. Unit sizes across the building run from about 158 to 318 square metres. A full vehicular ramp links every floor from Level 1 to Level 8, so goods vehicles can reach the unit door on any level instead of relying on a lift.

Level 4: the sky terrace

A sky terrace sits on Level 4. In a production building that is used all day, a break area outdoors is a practical feature as well as a pleasant one, and its position halfway up the building makes it easy for staff on several floors to reach.

Level 8: the top floor

The top floor has a floor height of 6.6 metres and a 125 amp power supply, which is higher than the floors beneath. More headroom and more power at the top suit operations that need taller equipment or a heavier electrical load.

What every unit gets

Each unit has its own toilet and a grease trap, a kitchen exhaust duct to the roof and access to a refuse chute. Those provisions matter for food businesses, because they deal with the practical requirements of cooking and cleaning that general industrial buildings may not cover.

Reading the numbers together

The site is about 27,583 square feet, the estimated TOP is 2028 and the tenure is freehold. A buyer comparing levels will find that the differences are in height, power and position, not in the basic design. Seen together, the levels show a building that changes character as it rises. The location page shows how the building relates to the Tai Seng food cluster, and the contact page takes enquiries for the latest balance-unit chart.
