Strata food buildings attract assumptions, some of them from habits formed around other kinds of property. Four of the most common are set beside the facts of Harrison Food Building at 7 & 9 Harrison Road, Tai Seng, in District 13.
Myth one: freehold means no calendar at Harrison Food Building
Fact: tenure and timing are separate matters. The site describes a freehold strata-titled food factory, yet the building also has an estimated TOP of 2028. Freehold speaks to how long ownership of the land lasts, while the schedule tells an owner when to expect the units to be ready for fit-out.
Myth two: strata-titled means a shared kitchen at Harrison Food Building
Fact: each production unit is its own strata unit. The building offers 42 strata production units on Levels 2 to 8, with a canteen on Level 1 for everyone to share. Strata title describes how ownership is divided; it does not mean operators cook side by side in one room.
Myth three: a ramp only serves the lower floors of Harrison Food Building
Fact: the site describes a full vehicular ramp to every floor of the 8-storey building. For an operator moving ingredients and finished goods, that is a design feature worth knowing about when picturing the daily flow of vehicles. The same ramp serves all the production levels.
Myth four: an industrial address at Harrison Food Building is hard to reach
Fact: Tai Seng MRT (CC11) is about a 5-minute walk from the site. Staff arriving by train have a short route in, and the area around Tai Seng is already established for food and light-industrial activity. The Harrison Food Building location page shows the surroundings.
