Industrial Deals, in Brief

Industrial deals doubled in 3Q2026, driven largely by JTC's own land tenders.

Singapore's investment sales market is tracking toward a record year. Knight Frank Singapore's third-quarter review puts the quarter's transactions at $10.7 billion, down from $16.2 billion in the first quarter and $15.5 billion in the second, but the cumulative figure for 2026 up to the report already stands at $42.4 billion, above the $40.7 billion recorded for the whole of 2025. Interim head of capital markets Melvin Chay expects the full year to close near $50 billion, a new all-time high, and flags that possible interest rate rises could draw some deals forward to settle before year-end.

Harrison Food Building Buyers Ask: What Happened With Industrial Deals This Quarter?

Q: How big was the industrial share of the quarter's deals?
Industrial transactions came to $2 billion in the third quarter, more than double the amount recorded in the second quarter, among the stronger industrial quarters of the cycle so far reported.

Q: What drove that jump?
JTC's own land tenders did much of the work. Three Business 2 sites were awarded at Jalan Buroh ($214.4 million), Kaki Bukit ($52.8 million) and 5 Tuas Avenue ($43.4 million), and two worker-dormitory sites went to Kranji Close ($343 million) and Lok Yang Way ($221.7 million), together totalling close to $875 million in new industrial-linked land.

Q: Does a strong quarter for land tenders matter to a buyer of an existing strata unit, like one at Harrison Food Building?
It is a useful gauge of demand. Heavy bidding for new industrial land points to continued appetite for factory space generally, which a buyer weighing an existing freehold unit can read alongside the project's own facts rather than in isolation from the wider cycle.

Q: Is the overall market cooling, given the quarter was softer than the first half?
Not on Knight Frank's reading. Even with a quieter quarter, the cumulative total already exceeds last year's full-year record, and Chay's own call is for the year to finish near $50 billion, which would be the strongest year the market has recorded.

Q: Is Tai Seng, where Harrison Food Building sits, part of this industrial story?
The quarter's biggest industrial land moves were concentrated at Jalan Buroh, Kaki Bukit, 5 Tuas Avenue, Kranji Close and Lok Yang Way rather than in Tai Seng itself, but the broader pattern of strong institutional interest in industrial land applies across the island's industrial precincts, Tai Seng included.

Harrison Food Building at 7 and 9 Harrison Road in Tai Seng is a freehold, strata-titled food factory with a full vehicular ramp to every floor, built across 42 strata production units over levels two to eight plus a level-one canteen, across an 8-storey, roughly 27,583 sq ft site developed by Powermatic Data Systems Ltd. Balance units were last updated on 14 June 2026, with an expected top-out in 2028. A buyer weighing a unit for owner use or for leasing out can review the floor-by-floor layout before deciding. The location page covers the Tai Seng address, the Harrison Food Building homepage has the full project overview, and the Sales Concierge can be reached via the contact page for unit availability.
