Tag A Offer: A Buyer's Reading
Seven freehold B1 units and one Kovan shop, with two closing dates for buyers.
Published
EdgeProp reported on 24 September 2026 that seven freehold Business 1 (B1) strata units at Tag A, Tagore Industrial Estate, are on offer alongside a ground-floor shop at Block 210 Hougang Street 21 in Kovan, with a total guide price of $21 million. For a buyer of light-industrial space, the offer is notable because it pairs two very different pieces of real estate under one sale campaign, and each has its own terms and its own closing date.
The Tag A units cover about 22,238 sq ft of combined strata area across levels one, two and four, and EdgeProp reported they are fully leased to a diversified tenant mix. According to EdgeProp, the combined guide price is $17.8 million, or about $800 psf on strata area. Buyers can take the units individually or as a portfolio, subject to existing tenancies, which means a purchaser steps into the leases already in place. A buyer weighing both pieces can treat them as a package or as separate decisions: Tag A is a portfolio-scale commitment with the nearer deadline, while the shop is a single-unit decision with the later one.

Master Contract Services developed Tag A. EdgeProp reported a floor-to-floor height of 5.95 m and a floor loading of 10 kilonewton per sq m, with occupier amenities that include a 50 m infinity pool, an indoor gym and barbecue pavilions. The marketing agent, as reported by EdgeProp, said freehold B1 strata industrial units are rarely available because newer industrial developments are typically offered on shorter leasehold tenures such as 30 years. For a buyer, tenure is the first item to settle, since it frames how long the space can be held, and the ceiling height and floor loading are the next figures an occupier or a tenant's operations team would look at, because they decide what equipment and racking the space can carry. The checklist below sets out the dates and conditions in the order EdgeProp reported them.
- Tag A portfolio: expressions of interest close at 3 pm on 29 October 2026.
- Kovan shop: expressions of interest close at 3 pm on 19 November 2026.
- Who can buy: EdgeProp reported that local and foreign investors, corporates and owner-occupiers can acquire either property.
- Tenancy: the Tag A units are sold subject to the tenancies in place, whether bought one by one or together.
The Kovan Shop's Terms, Considered Alongside Harrison Food Building
The shop is smaller and sits at a different price point. EdgeProp reported a guide price of $3.2 million for it, about $3,764 psf on 850 sq ft of strata area. At the time of the report it was owner-occupied and could be sold with a leaseback. EdgeProp described a wide frontage and a regular, column-free layout, with potential to subdivide into two units or explore other uses subject to approvals, and sheltered access to Kovan MRT Station, Kovan Express Bus Terminal and the nearby market and food centre. The marketing agent, per EdgeProp, said ground-floor shops under $5 million offer an accessible entry quantum into commercial property.
Harrison Food Building is a freehold, strata-titled food factory at 7 & 9 Harrison Road, Singapore 369650, in the Tai Seng area of District 13, with Tai Seng MRT (CC11) about a five-minute walk away. The eight-storey building has a full vehicular ramp to every floor and offers 42 strata production units on Levels 2 to 8, plus a Level 1 canteen, on a site of about 27,583 sq ft. Powermatic Data Systems Ltd, listed on the SGX Mainboard, is the developer, and the estimated TOP is 2028.
